One of our staff will visit your property and provide our view as to price and will provide details of our terms of business and fees.
When an offer is received we check all the background components, just as thoroughly as if we were selling our own homes, before we report to you.
Even long chains of transactions are not a problem as we put considerable time into checking and chasing all the elements involved.
We endeavour to provide as much information as possible enabling our clients to make informed decisions as the sale progresses to exchange of contracts.
However properties must have a Energy Performance Certificate available within 28 days of marketing commencing.
In practise our recommended Energy Performance Inspectors, who are fully accredited with NHER, will normally have this available within 48 hours of visiting the property.
We have negotiated a special rate of 65.00 per certificate and as the seller pays the Inspector direct there is no VAT to pay.
We organise it on-line and the Inspector arranges an appointment to suit you and collects a cheque once they are finished, what could be simpler?
This is a one-off fee charged by the lender.
