Neil Kaye Estate Agents was established in 2005 on Newland Avenue in Hull and continues to be the experienced, friendly and customer orientated company that Neil has always had pride in. With a team possessing approximately 60 years estate agency experience between us, we have the necessary knowledge and skills to be able to provide help and assistance from valuation to completion.

Neil has been in estate agency since 1976 and has worked for various local companies throughout the years.
He decided to start his own estate agency company in 2005, seeing a gap in the Newland Avenue area for a company with traditional, hard-working and customer-based service.
Neil can provide a personalised free valuation for either selling or renting your property together with written valuations for probate or matrimonial purposes.
Being a Hull boy born and raised, Neil's down-to-earth and approachable personality ensures people are instantly at ease with him.
Selling your home can be one of life's most stressful experiences however we will endeavour to make sure your experience is as pleasant and stress-free as possible!
We will support you all the way from the initial valuation of your property to when you hand the keys over!
Our initial sales valuation is free with no obligation and we are proud to offer a "non-pushy" valuation.
Although we can offer independent mortgage advice and conveyancing quotes, our main aim is to sell your property quickly and for the best price possible and not "push" other services onto you or your buyer.
Should you decide that your dream home is being offered for sale by us (hopefully!), we make sure that ALL offers are swiftly put forward to our vendors for their consideration.
Once a price has been agreed between yourself and the vendor, we will require proof of your finances eg., your Mortgage in Principle, proof of cash/deposit.
If you have sold your current property, we will contact your estate agents to confirm that there is a complete chain.
We will also require details of the conveyancer/solicitor who will be acting on your behalf.
Whether you are first time landlord or an investor with many buy to let properties, we are pleased to be able to offer our services to help rent your home.
Being a landlord can be a daunting task and here at Neil Kaye, we aim to make the process as uncomplicated as possible.
Neil is happy to meet with you at your property (free of charge) to provide advice on a suitable asking rent and advise on any repairs or decoration that would make your property more "let-able" to prospective tenants.
Taking a Holding Deposit from the applicant equivalent to one week's rent which will be deducted from the tenant's payment of the first month's rent or withheld if the tenant has provided us with any false or misleading information which reasonably affected our decision to let the property to them.

Where the Rent or any other sum due by the Tenant under this Agreement is in arrears, whether legally demanded or not, the Landlord shall be entitled to charge interest at the rate of 3% above the prevailing base rate of the Bank of England on the outstanding sum from the date when the same became due until the date of payment.
