read more › As part of the housing act 1988 each rental property is required to have an EPC in place with a rating of E or above in place before it is advertised. The gas safety regulations 1994 came into effect to ensure that gas appliances are properly installed and maintained in a safe condition to avoid any risk of Carbon Monoxide poisoning. It's the responsibility of all landlords that all gas appliances and gas installation pipework are checked for safety once a year by a member of the Gas Safe Register.

This notice must be given to us in writing or emailed to us at the following address If your tenancy is coming to an end, we require one months' notice prior to the tenancy end date. If you are on a periodic tenancy, we also require the one months' notice as per the above.

read more › If you have an emergency* at your property that would require immediate attention but it happens outside of our hours of business, then it will be your responsibility as tenants to act appropriately and take the best course of action possible to ensure basic maintenance steps are applied and that damage to the property is kept to a minimum. During the winter months, you should leave the heating on even if this is for an hour a day. This is to ensure that the pipes do not freeze over and burst. This could result in a serious leak in your property.

read more › Once you have paid your deposit, this is then protected under the Deposit Protection Scheme and you will be provided with a certificate on the commencement of the tenancy. When you collect your keys to your new home you will be given an inventory which will include photos of the property and a schedule of condition. This would have been prepared shortly before your move in. You will then have 7 days to make any comments on the inventory and return this copy back to us. Once you have handed in your notice and a check out day has been arranged with you, we will attend the property to do a check out.

read more › In order to reserve a property you will need to pay the first week's rent as a holding deposit. Please note the holding fee is per property and not per tenant. Once your application has been approved this money will then be treated as part of your initial rent. Please note that if your application isn't successful your money will be refunded to you so long as the application you provided to Stone & Long was accurate and truthful information, and the right to rent checks are provided and valid. Please note your credit score will need to be above 550 out of 856 otherwise your application will be deemed to be unacceptable.
