This is the case for all limited companies. OBMS Ltd offer the facility to file company accounts on your behalf, avoiding the associated stresses and possible fines for late filing. Monies held on Trust by either RMC or RTM on behalf of their residents are likely to be service charge monies only, however this still requires a return annually despite service charge not forming part of a companies statutory accounts.

We seek to include our customers at each stage of the process over and above the normal consultation requirements. The consultation process must be used if these works will cost over 250 for any one leaseholder. Thus, in a property with unequal service charge contributions, the landlord must consult all leaseholders if any one of them would have to pay more than 250 (100 in the case of contracts that exceed one year).

Contracts are subject to a service level agreement (SLA) which covers all necessary due diligence requirements. A programme of unannounced audits ensures that the agreed SLA is being achieved by the contractor and poor performance is actively managed. All contractors are asked to provide before and after imagery of works undertaken and where possible obtain a signed note of satisfaction.

The Right to Manage (RTM) was introduced through the Commonhold and Leasehold Reform Act 2002, giving leaseholders the statutory right to take over the management of their property from the Landlord. This would allow for more input into communal expenditures, such as insurance, cleaning and works carried out, and for the leaseholders to liaise directly with us as the managing agent to ensure that the property is managed the way the residents wish.

read more › If you own the freehold to your property you will not have to pay Ground Rent to a superior landlord. You already own the land your flat is built on and so do not need to rent it from someone else. However, you will still have to pay Service Charges for the upkeep and maintenance of your block and its communal areas. All flat owners will be sent a budget of 'Anticipated Service Charge Expenditure' yearly. This will include a breakdown of both regular charges and expected repairs and renewals for the coming year.
