read more › All Landlords (or their agents) are required to transfer any tenant deposit taken to one of three Government backed Tenant Deposit Schemes. If the property in question is under full management, SPM will transfer and deal with the administration required. If there are any disputes with the deposit at the end of a tenancy, the Deposit Scheme will appoint an arbitrator and make a ruling based on any evidence provided. Under the Civic Government (Scotland) Act 1982 Order 2000, an HMO property is one which is occupied by three or more unrelated people.

read more › Red light flashing - If a red light is flashing on the front of the boiler, try resetting (or turning off and then back on) the boiler. This sometimes helps, if not get in touch. If a neighbor informs you about a leak from your flat, try to establish where it is coming from. Do not use appliance/shower etc until it is fixed. If necessary, please turn off the water off at the mains. Please inform us quickly and provide contact details for the neighbors below. Blockages - Blockages of individual sinks or lavatories within the property are usually the tenants responsibility; please use a plunger and/or drain cleaner to sort the problem out.
