We invest in all the top property portals in Scotland. This is to ensure that marketing reaches all potential tenants looking to rent and is by far the most efficient means of marketing your property to the widest audience. These portals as well as Splendid's own website ensure all potential tenants are able to see the properties we have on offer to rent whether they be high-net-worth executives, families, young professionals or students.

If the property in question is under full management, SPM will transfer and deal with the administration required. If there are any disputes with the deposit at the end of a tenancy, the Deposit Scheme will appoint an arbitrator and make a ruling based on any evidence provided. Under the Civic Government (Scotland) Act 1982 Order 2000, an HMO property is one which is occupied by three or more unrelated people.

Their performance has been exceptional - I can now just forget about the flats and leave James and his team to deal with everything. This is just a short note to thank you for the ongoing, exceptional standard of service in the letting of my flat in Edinburgh. I've had some bad experiences in the past when letting my student property in Edinburgh and will never regret the day I engaged the services of Splendid! It is refreshing to work with managing agents who take time to establish a strong relationship - both to landlords, tenants and neighbors - and it is this trust, respect and sense of responsibility that truly marks you apart from your peers.
