Client Money Protect is a Government Authorised membership scheme for lettings and property agents in the UK to protect the client money such as rents and deposits received.
If your agent has CMP membership then you can rest assure that your money is protected and the agent is compliant with the current legislation.
It is a legal requirement for letting agents to join a Client Money Protection Scheme for the benefit of their clients, typically landlords and tenants, to safeguard money they hold on their clients' behalf.
A refundable tenancy deposit capped at no more than five weeks' rent where the annual rent is less than 50,000, or six weeks' rent where the total annual rent is 5,000 or above.
A refundable holding deposit (to reserve a property) capped at no more than one week's rent.
Payments to change the tenancy when requested by the tenant, capped at 50, or reasonable costs if incurred if higher.
Payments in respect of utilities, communication services, TV licence and council tax; and.
