There is a huge level of demand for rental accommodation across London, and surrounding areas, these days.

Given the demand for rental property, it is natural if you are looking to enter the rental market as a landlord. It makes a lot of sense for landlords and property investors to snap up homes and then let them out.

Atkinsons have been agents in Enfield since 1968, helping many generations move home nearly four decades. The Letting Line was established in 1997 to bring a fresh approach to the letting market. We strive to provide simply the best, most attentive and pro-active service around. We aim to keep things simple, taking time to explain procedures in full, without baffling you with technical jargon. Customer Service is as important to us as it is to you.

We do not deal with housing associations, council tenants or tenants receiving housing benefit. We also encourage you to meet the tenants, so you can verify you're happy with the people we've found. If, for any reason, you would prefer us to keep looking, we will politely decline the tenants and continue marketing your property.

As soon as the funds have cleared, we send you an electronic BACS payment and email you a monthly statement. Should a payment not be received from a tenant, we will immediately get in touch with them to arrange payment over the phone. Should we still be unable to recover any arrears, we will make a claim on the Rent Guarantee Plan on your behalf, keeping you in touch every step of the way. We carry out regular inspections to make sure the property is being looked after properly, with our thorough 50-point checklist.

We can, if requested, include a landlord's break-clause allowing you to serve notice of a termination anytime after six months, with two months' notice, but in doing so, we need to also insert a break clause for the Tenants. However, if your property is available for longer than a year, it would be preferable to have the same tenants there for a longer period, ensuring a continuity of rent, lower fees for you and usually more reliable and careful tenants.

So whether it's simply buildings or contents insurance or Landlords Emergency Assistance, Rentshield has the solution. The majority of tenants in the UK have no contents insurance whatsoever, leaving them exposed to everyday dangers. Without the proper cover in place, this could be a costly gamble. Insuring your home contents is always important, but when you are a tenant, you also need to protect your deposit.
