We are open during normal office hours 9am until 5:00pm appointments might be possible after these times, do ask and when we are not in the office are working from home. As members of ARLA (Association of Residential Lettings Agents) we maintain high standard in all aspects of lettings and property management. Providing suitable tenants we can fully manage the entire lettings process and our experience and local knowledge means that we can offer advice on potential demand, suitable buy-to -let properties and achievable rent.
Services
Provide full referencing and credit check and complete Right to Rent checks (if required).
Promote the property including advertising on internet portals, website and through our property listings, applicant database.
Negotiate and agree between landlord and tenant subject to contract a rent and length of tenancy.
Arrange initial Inventory/Schedule of Condition (chargeable in addition to our fees to the landlord at cost).
Arrange Gas Safety Certificate/Electrical Safety Certificate/Energy Performance Certificate/Legionella Certificate/PAT Testing Certificate (all chargeable in additional to our fees to the landlord at cost).

The purpose of this Guide is to inform tenants of the procedure and requirements relating to a tenancy arranged by Girard Lettings.

For your convenience it is set out in 3 sections; Tenancy Application, Moving In and End of Tenancy.
TO HOLD A PROPERTY: After viewing, to hold a property a holding deposit of one weeks rent will be required and a Tenancy Application and Referencing completed.
If your application is successful, the property will then be taken off the market although tenancy is still Subject to Contract.
I have worked within the Residential Property industry for over 35 years, initially working for over 25 years for both corporate and independent local Estate Agents and then taking the next step forward founding Girard Lettings in 2011.
