With 20 years of commercial property management experience, 15 of which based in Cornwall although covering the whole of the South West, we are best placed to manage all aspects of commercial property from large industrial estates to multi let offices to single let retail units.

For some single let properties where it is written into the lease terms and for the majority of multi-let properties where an existing service charge is in operation or the ability to implement one, then the management fees are usually recoverable from the occupiers.
Our full management services therefore can often be little or no direct cost to you dependent on your occupation levels and the number of voids.
Dependent on your property and requirements, we may do some or all of the following for you.

Our Accountancy & Financial services include Invoicing; Rent Collection; Payments to clients; Payment of suppliers; contractors and utilities; Debt Management; and service Charge services.
We also provide budgeting; Invoicing and collection; ongoing analysis & monitoring & tenant communication; administration; and year end reconciliation services.
Approximately 6 weeks prior to the Qtr day or if monthly approx.
3 weeks prior to the due date, the invoices for the forthcoming period are emailed to the occupiers.

The planned inspections are to identify current and potential future maintenance issues and to ensure compliance with Health and Safety Legislation which range from identification of trip hazards to monitoring the validity of Fire Risk Assessments.
We also carry out inspections of void units in order to meet the requirements of the insurance company.
We like to get to know the occupiers and understand their business and maintaining communication face to face builds on those relationships.

Where we can we always use contractors that are local to the property, this ensures a prompt service for our occupiers and maintains costs efficiencies.
By using local contractors, we ensure we are supporting businesses in the properties location and their local knowledge proves invaluable in certain circumstances.
