Cornerstone Property Management
Managing a property comes with numerous responsiblities. Developers, landlords and leaseholders often have new projects and their own full-time business commitments leaving little or no time to manage their properties. With our directors' experience exceeding twenty years with smaller individual units to mixed tenure blocks on estates, we have learned how to understand, plan, implement and review all of the services we are appointed to manage.

This guarantees the quality of our service, and helps us consistently meet (and exceed) your expectations. Regular discussions with our clients have provided us with a strong understanding of the standards and expectations from investors, property owners and residents alike. When investors are planning a new development, we greatly assist by clarifying the services required and producing the initial budget plan through to the Welcome Pack to help make the sale as smooth as possible.

Our commitment helps freeholders who want their properties regularly monitored, well maintained and financially robust to minimise their involvement whilst ensuring standards of service and the long-term safeguard for their investment.
Services
Managing a property comes with numerous responsibilities.
Developers, landlords and leaseholders are often extremely busy with other projects and business commitments, leaving little or no time to manage their properties.
Whether your apartments are new or you are not satisfied with the current managing agent, Cornerstone will be happy to discuss the services with you.
With our directors' experience exceeding twenty years from smaller individual units to mixed tenure blocks on estates, we have learned how to understand, plan, implement and review all of the services we are appointed to manage.
Forming partnerships with developers has produced a significant number of the properties we manage.
We become involved with new developments and regeneration of existing buildings anything up to 2 years prior to completion, assisting with preparation for the leaseholders' occupation throughout this period.
Our involvement is greatly valued by developers from the early phases of their projects onwards as it helps to clarify what facilities and services will be required on completion.
The majority of our time used to gather information, build the relationship and fully prepare for site management here is provided at no charge whatsoever.
Whether your business operates as a ground rent investor, or as an individual, corporate or developer freeholder, your property needs to be well managed, maintained and financially supported.
This is where services from accounting to site management are needed, themselves requiring a great deal of knowledge, experience and commitment.
If service charges are not collected and communal areas start to look unkempt, the leaseholders and residents can become rather disgruntled.
All of this can be demanding and time consuming, especially when freeholders are too busy to personally manage them.
As the owner of a leasehold flat, you may also be a director of the Residents Management Company (RMC) or the Right To Manage Company (RTM).
If so, this means taking on the responsibilities of a limited company and ensuring that the property is well managed and maintained for the benefit of all fellow leaseholders and residents.
Maintaining standards is not always straightforward, underlining how important it is to have a strong working relationship with the property management company you have commissioned.
