We are a long established independent estate agency business situated in Barnstaple, North Devon's regional town and one of the oldest boroughs in the United Kingdom.

Danny is a local lad being born and bred in North Devon with hobbies ranging from surfing, football and golf to a love of motorcycles.
For many people buying a home will be the largest financial transaction they make, some have very general requirements as to what they want, others are very specific in their needs, property type and location etc.
We believe it vital an estate agent appreciates a purchaser or seller's requirements to fully understand how to help, but more importantly in assisting that potential client find the home that suits.
We pay particular attention in noting a buyer's requirements before endeavoring to match these against properties that may be for sale.
Therefore historic charges such as referencing and administration fees, contributions towards the cost of preparing a tenancy agreement, contribution towards the cost of preparing the inventories etc are now all banned under the new legislation such fees have previously been levied against the tenant.
In compliance with this legislation we will no longer be charging tenants referencing or administration fees, the cost of these will now be borne by the landlord.
We are however allowed to charge a reservation fee of no more than 1 week's rent.
Stamp duty is a tax paid by people buying property, although it varies slightly across the UK.
The amount handed to the government depends on where you are in the UK, and the price of the property.

If you're a first-time buyer and buying a property worth less than 250,000 then you will not have to pay a penny in stamp duty.
Stamp duty must be paid to the HMRC within 30 days of the date of completion or you may risk a fine.
